Auction Packs

Before an auction, you will be given a legal pack. These packs typically include title deeds or copies of entries from the Land Registry, conveyancing search results, conditions of sale, an EPC, and more.

We’re here to review that auction legal pack for you and to make sure you’re aware of any conditions or problems that you should know about.

Without this advice, you could end up winning a property with problems you never anticipated or expected or missing important information about the sale.

A lack of title deeds, limitations on the use of the property, lack of planning permission, or a lease with less than 70 years to run are just a few issues we may be able to highlight for you.

With our advice, you can go into the auction with full knowledge of the property you want to bid on, so there will be no surprises further down the line.

And, we can help with auction pack advice regardless of whether you’re using a mortgage to make the purchase.

After the Auction

So, you had the winning bid? You’ll still need an auction conveyancer to take your purchase through to completion.

An auction contract is legally binding as soon as the hammer comes down. From that point, you’ll need to pay your auction fees, your deposit, and complete the purchase in the agreed time frame.

We can take care of the conveyancing process after you’ve won and deal with any issues that may arise post-auction. But, please be aware that we cannot help if you are purchasing with a mortgage.
